Our Consultation Services

We have a real estate consultation fee of ¥330,000 including tax that will need to be paid prior to working together. Here's a list of services this includes. Closing commissions are additional.

  • Provide a free initial consultation call to understand your particular needs and to help set expectations on what to consider when purchasing.
  • Help to search specific areas and types of homes of interest. We always suggest doing your own search on areas and homes within your budget to get an idea of what's realistically available for you. However we also are happy to search and provide additional options as we have access to a database with our real estate license.
  • Research properties of interest to uncover any initial issues or points of concern and to ensure they're currently on the market.
  • Arrange and view properties either in person or over video. (Travel fees will be additional.)
  • Negotiate if and when possible. (Negotiations are not always possible in Japan.)
  • Explain all documents and contracts to make sure they are completely understood. (All final documents must be in Japanese.)
  • Arrange and manage home inspections on buyer's behalf. (Cost covered by buyer.)
  • Introduce an English speaking Judicial Scrivener who will be responsible for verifying your identity, handling payments and putting your name legally on the deed. He will also get Power of Attorney and can sign the contract on your behalf. You do not need to be in Japan to sign. (His fee will be charged separately from him.)
  • Offer additional introductions and assistance for post-purchase needs such as: tax representation, insurance setup, renovations and companies that can assist in managing your utilities. You're not able to open a bank account in Japan if you are not a resident, so you will need a service to assist with this.
